Pacific Grove >> Under construction since February, the former Lattitudes restaurant at Lovers Point is in the midst of both renovations and negotiations with several potential restaurant and retail-oriented tenants looking to take up residence on Ocean View Drive.
That’s according to both Pat Cisneros, senior vice-president of Ritchie Asset Management, the commercial property management company charged with leasing the building, and Jim McCord, the project’s architect.
If all goes as planned, McCord said the 6,683-square-foot structure should be ready to rent out by the end of summer. By then, the building will be brought up to appropriate structural standards and developed into what McCord described as a “shell” so it can be parceled out to separate tenants.
“This building in general is being developed for future tenant improvement — meaning it’s a shell structure with each space served with separate entrances, electricity and plumbing,” said McCord. “The intent was to develop the building so it can be leased to separate tenants.” Those tenants, according to McCord, will make final renovations in line with their particular businesses.
While it’s been designed as five separate spaces, one is defined as a full service restaurant with an outdoor patio, kitchen and ancillary facilities located in the rear of the property and an entrance off the main parking lot.
McCord said adjacent units to the restaurant could be used singularly or a tenant could take the next space over to enlarge their restaurant or retail business.
